I can look at any invoice paid by check (rarer these days, thankfully) and know which entity paid it by check # 2000s, 3000s, 4000s etc.

A PM with a maintenance crew should have a professional maintenance crew which means invoices will be professional, detailed, and clear.

You usually just have to submit a receipt or invoice for repairs, and most, if not all, of the of the overage cost will be provide back as a billing credit.

I'll let you know what I think.I use Quickbooks for invoicing rent, and the desktop version just increased ACH transfers from $1 to $3 per transaction.

They will also address if you can use it to cover past-due rent.Since they are so adamant about getting their deposit back, I'd tally up every expense including the past due rent and send them an invoice for the remainder.

Send them a past due invoice too.
