In a perfect world, I’d live in the smaller unit and rent out the larger one, or maybe even run an Airbnb if the property makes senseI’m looking for a mix of cash flow and stability/appreciation.

Instead of looking for 1-4 MF or SFR, I would look for a desirable area that you would want to live, with great schools. 

Since you live in Florida, which has no state income tax, any rental income you earn in Florida won't be taxed by the state.
