Unless it's her only option I would say that it's probably not worth the risk if the financing is great.

If you can’t get easy financing neither can other buyers, that should help with price negotiations  like non-qualifying condos  Any local lenders who have dealt with the situation before?

When you buy your first property, it is usually best to do it in your own name instead of an LLC.Good luck!
