Do you buy the parcels as raw land -- which would be expensive to develop, especially if there is no electricity, water, septic system, etc.  -- or developed land?  

Then live transfers the good leads that need spoken to immediately, and collects the not so good leads into a database that can be followed up on later.

Don't believe what the developer or the real estate agents say; only what the city says matters.

I've been building large multifamily developments on the West Coast and in Central Ohio for the last 15 years and have always had an interest in real estate investing.
