I looked at a deal recently that most people would’ve passed on… or just built one house on.It was being marketed as a typical R-4 lot.Nothing special.But when we dug in a little deeper, it wasn’t one lot.It was actually 3 separate lots of record — originally platted back in 1910.That’s where things started to change.Now layer in zoning.Base zoning was still R-4, which is where most people stop their analysis.But there was an overlay in play that allowed duplex construction.So instead of thinking:→ “What can I build on this lot?”

That's interesting, because we do creative finance which is typically 10% down and taking over the existing 6% loan that has been paid down for a couple of years (say 24 months already paid for $1,500 a month is like saving something like $36,000 or so.
