-How to renovate a home while living in it (I did multiple times with 4 kids and 2 dogs)-dealing with tenants, how to hack tenant laws in a state that is not landlord friendly (10 years in yet to miss single payment of rent or have an eviction)-finding properties that make sense for house hackers needs (majority of MFR have no business being purchased)-implementing the proper strategy for property to maximize rents (most will look at properties 1 way LTR and they are leaving thousands on the table) -Not kidding I am going into a property today for second showing that will allow my clients to live for free becuase the strategy we are using.

@Lucas Schlund not seeing oversaturation in Metro Detroit, but there is some up in the Traverse City area - which implemented STR controls.Yes, it's always a good idea to buy an STR property that you can at least break-even if you have to turn into an LTR.
