Thank you  Yes you need that contract and it's a basic fundamental of wholesaling not only to have such but to have commanding comprehension of all transactional contracts and laws in your areas of operation.

Especially if he can't provide you with official (and endorsed as original) orders proving what he is saying. i'm 100% for taking care of service members, but I'm 1000% AGAINST service members pulling the "my command said" card, or "I'm in the military" to slime out of things they committed to. 

I'm in the DC area, where multi-family units/duplexes/etc are basically non-existent, or command insane prices.If you were going to consider building instead, here are some questions:1.

The first red flag is that their website is very poorly written and looks similar to most of the other ones run by scammers from outside of the country who have poor command of the English language and don't know what certain terms mean in relation to real estate/lending.  

That doesn't mean a good market makes a good deal, but it's an awful lot harder to renovate & command higher rents when rental demand is falling because people are leaving.My family is originally from steel country PA.

What price range do you try to adhere to, and what kind of rents can you command? 

If not, and if all are only for certain builders, you would be offering something special in your market and perhaps command a higher price.

As an investor you could obviously estimate value based on the rent you can command, but that's really more for your own evaluation

@Stephanie Caruthers yes, there needs to be either contract renewal, or a written attestation from him and his commander stating that he plans to re-enlist.

I've found Riverwest to not command the highest rents even for 2-3 bedroom units.
