You could if you wanted to offer to supply the tools(rake and shovel and some bags) for your new tenant to clean it themselves if it is important to them.My grandfather used to say" don't grow thirsty trees", meaning, set the standard early or they will expect you to provide this as an ongoing thing.....

We still get the odd theft from time to time but it's easy keeping a finger on the pulse when we only do 3-4 rehabs per month or so.Just had one recently but couldn't tell you when it happened prior to that.It's just the nature of the beast and could happen anywhere.At least we don't get car windows smashed by junkies and bags stolen from cars in broad daylight like in San Fran haha

I believe in the long term success of the US economy more so than a specific company and it's bonds.Active investor for now and I predict the 30yr will come down quite a bit.But with a big enough bag, I'd take the 5% all day and go to sleep so to speak hehe
