We probably have 90% of our apts with way over qualified tenants.We also include the ability to break the lease with a 45 day notice providing that the move out date is not in the winter months.We let any prospective tenants know that a "Super" lives in the building and will take care of any problems right away.

The Seller seems to be in her right mind, and even though I don't have any official remodeling experience, I feel comfortable with the walk-through (the roof and HVAC are fairly new, and outside of the kitchen cabinets and lighting being outdated, the property doesn't have any issues).

The carpet was about 10 years old in one of the rooms and obviously outdated in style, but it was very well kept up and was in better condition than many of the other properties we looked at with carpet only 5 years old.

I usually suggest to my clients the equivalent of 3 months’ rent held in escrow and double the daily rent rate to be charged in the rent-back agreement starting after agreed upon move-out date if they are not out, with seller maintaining all utilities and repairs on appliances and systems until move out, especially if you’re planning to renovate, anyway.

Why not just find a reputable management company in the target area then buy an outdated but solid house off the MLS, and have them manage it?
