Around here in rowhouse territory it's pretty common, bad foundations on soft ground, bulging facades, entire buildings leaning on their neighbor.

You really get to know the REAL person instead of the facade they put on for business.

I intend to waive the minor inspection items (such as creaking floor, handrail bolts, etc.) but I was hoping that the Seller would be able to repair the following list of items: 14012: Replacement of decayed siding as identified in inspection report (at southern façade and above the evergreens around entrance).

Kind of dissapointed to hear many regulars won't be able to attend. ive been annoying and arguing with people on this site for ~5 years and I wanted the opportunity to show them face to face that it's not just a facade for the internet, I'm combative and annoying in real life too.But very happy to know you'll be attending. 😉😉😉 Exciting times yo!

Worked well until one of my carpenters took some pills, sprayed high-gloss cabinet paint everywhere (including brick on facade) and then shot my refrigerator (yes, with a gun) when I fired him.

By construction cost I mean the hard cost, what goes for all the trades material + labor (foundation, concrete, facade, roofing, SMEP, appliance, interior, etc.), GC fee, insurance, and GC's contingency. 

I drive beaters by choice because my fellow Californians inoculated me to the facade of success.

I added on a small project towards the end of the rehab for an extra $1000 that would be a quick, cheap, and nice facelift to the front façade.

This is probably more costs, but if this going to be the first bit of development in this area, you may want to reach out to an architect to design the facade.
