crap I just wrote a long response and the site went down so here is the crib notes.1. ton of competition for investor dollars so investors look for highest returns and work backwards.2. sophisticated investors look at returns as a function of risk.3. less experinced investor tend to be bigger risk takers.4. to raise money one needs verifiable back ground and a deal that is simple to describe.

Separate “must-do for safety/function” from “nice-to-have to increase ARV.”For BRRRR, the only things that must be done upfront are the items an appraiser, inspector, or tenant would flag as functional or safety issues, plumbing, electrical, bathroom addition, paint, etc.

Great conversation — building a solid cash buyer network can definitely be one of the harder steps in the beginning.Many investors I connect with in the DFW area use a combination of public records, local networking, and relationships with active flippers or agents who deal with distressed properties.I also work with a verified group of active cash buyers in DFW, and I always like connecting with wholesalers who are focused on long-term relationships rather than mass blasting deals.
