Those $200k–$350k SFRs can work if the rents genuinely stress-test to cover the "big five" (debt service, taxes, insurance, capex, management) with a 1.2+ DSCR minimum.What I've seen kill new investors here isn't bad markets, it's underestimating capex/vacancy in C-class areas or skipping the local network that surfaces off-market and flags the real operational gotchas.
