Here are some solid tools you can find online for free:1) BiggerPockets Rental Calculator: simple and reliable for quick cash flow, ROI, and cap rate checks2) Google Sheets/Excel: build your own analysis templates or use saved ones you find online3) Zillow/Redfin/Realtor: comparative sales & rent estimates4) Rentometer: great for checking realistic rent comps in specific areas.5) Mortgage Payment Calculators (Bankrate, NerdWallet, etc)Free tools and calculators are great for screening deals and running quick scenarios, but they’re only as good as the assumptions you put into them.

Hi Melanie, Owner of Maven Cost Seg here.This is directionally correct, but the part that is usually overlooked is practical eligibility, not technical eligibility.Yes, any income-producing property placed in service after 1986 can qualify.
