Duplex deal analysis

Hi all . I have decided to acquire a duplex as an investment property in PA. Non owner occupied.  My goal is to purchase within the next 3-6 weeks so I want to start getting my feet wet with practicing deal analysis. I was trying to analyze one property and I was confused as to how I go about doing so. How do I compare a 3 bedroom 2 bath against comps for rental income?  How will I figure out what each unit rents for? Any tips on analyzing would be appreciated.  If anyone can provide easy/structured steps to follow as well.

Congrats on taking the steps to get started.  I would start with rentometer.  You can put in the street address and number of bedrooms, and it will give you the average rents in that area.  That would be a good starting point to get data.  Prior to committing to the property, I would find a investor friendly agent that you can find on this platform with zip code.  They can verify the initial numbers you already found on your own prior to committing to the property.  Let me know if you need any other help prior to getting started.
