It seems that free advertising on social media gives rise to "lenders" that claim to offer 90% to 100% financing with no experience needed at rates in the 7%s but they almost always fail to meet any of the metrics.  

As important, all sophisticated investors will only consider investment in private offerings that are Reg D, or occasionally Reg A, compliant.The most important aspect of Reg D is the 506 c offering, which ALLOWS general solicitation and advertising, and eliminates the requirement of the sponsor and investor having an established relationship 

Maybe your unit is more updated, closer to parks or schools, or has better amenities.About 30 days before you intend to move out is a great time to start advertising.

At the endo of the day real estate is not as passive as it is advertised and as a few said before it can be a long journey.

These deals aren’t advertised as such; they are CREATED by the real estate investor.   

One of them does rent-by-the-room - advertising on FB groups, the other has a triplex that she rents out the other two units to travelling nurses. 

Make sure the downstairs is actually a legal unit.If the bottom level is being advertised as a unit, confirm it meets code (eg., egress, permits, proper electrical/ plumbing).

That would be the bottom line, but I wouldn’t advertise the bottom line.
