Hi Ashton, if you were just turning out on this business, there's probably a lot more things to think about other than just the on boarding process.

So, I am green and new to becoming a landlord.I am in the process of renovating my condo and then putting it up for rent. 

We are using a property manager to manage the entire process.

Any advice from people who have gone through this process would be really appreciated.

Ideally I would rinse and repeat this process the year after while I go to school. 

I am in a very soft market- lots of rental inventory, and finding a new tenant in this market could be a long process.

I'd love advice on how to secure the loan for the initial purchase and rehab, and the overall process behind it—especially since my first deal was straightforward with W-2 income.
