Looking to get into RE groups to network more but the deal is real good.

I have come across some people in RE groups that make it their business to screw the buyers in the end with unattainable terms so they can recycle the property back on the market, even brag about it.   

Old timer experts are in the REIAs, the local old time RE groups. 

I have gone to many Real Estate seminars, been involved in webinars, discussions and belong to local RE groups.

As a real estate professional I could have sell one or two properties to regroup. 

I will be relocating to NE Florida in the near future and looking forward to joining RE groups and meets.

I've found that this tactic works much less frequently in RE groups.

Also, I highly recommend installing MEETUP and checking the RE groups there.  

If you do use the equity consider not encumbering the property to the extent that selling it wouldn't cover the mortgage or encumbrance, costs of sale and enough left over to get a paid off roof over your head.As your experience increases then that picture may change but always leave enough to regroup from any event and come out above water. :)
