Even with my students.Lately though, many people are accusing me of being disrespectful and patronizing when I use courtesy.

Good thing I had no money in the Market then as I witnessed a number of people go bankrupt on margin calls.

I suppose I could gather witness for my defense from all the brown people I rent to, which so far has been 100%.

Considering they are brand new, with a finish out well above and beyond the rest of the neighborhood I don't anticipate "nobody else wanting them" Thanks for your sarcasm, though That wasn't a personal accusation but I see people on here all the time that say "I found this piece of crap house in the hood for $10k, I can buy it and rent it to a Section 8 tenant and make a ton of money right?"

We file an affidavit of heirship, but the seller does not know 2 disinterested parties (witnesses) that knew his parents to sign the affidavit.

The only reason we have requested his presence while contractor is there doing the repair purely because we are worried that the tenant might accuse the contractor damaged his stuff, etc. later.

After 2 months of living there (I lived above one of the units rented) I would witness the tenant literally screaming, cursing, and being verbally abusive to her two sons (4 years old and 7 years old) - loud noises all day and night, etc.
