Plus, I was able to send all of the same information to the bank again, CCing the appraiser, so the bank knew I wasn't modifying or changing any of my original information due to the low appraisal.

Quickbooks is great and if you want to download your quickbooks data to Excel it takes but a few keystrokes...then you can modify your Excel for any additional info you need to expand upon.

There isn't much need to modify unless you are targeting lower income areas or subsidized housing but even then I'd be careful.
