I talk to everyone about what I do...and I mean everyone - guy came out to do a site inspection for access to credit header info for one of my lead sources and before I knew it he's telling me about two properties he sees when he rides his bike for exercise.

Sometimes they still have the garage door and drywalled the inside... meaning that they did not do a foundation on the garage door line : they did not use a deputy inspector, they did not use the appropriate hold downs (metals) for structural integrity, they did not use the right calculations for framing (ie rafters for ceilings ) that are often changed in a garage conversion... did not use proper headers for windows and doors... etc etc I have been faced with these a lot when representing the buyer and I would : 1.

The standard response time is 6-8 months from cross-platform marketing, but bad marketing (will buy house for cash) without any personalization is 12 months or never.Maybe I should make a canned list with headers that I copy and paste to make it more clear. :)

But I would argue that the section "other" appears is for specific appliance issues since the header at the top of that section states, "Systems / Appliances: Are you aware of any problems and/or defects with any of the following:"I agree with your last comment.

As a matter of fact, I have attached screen shot from our local MLS that shows HUD sales that were on the market 10-30 days (Highlighted DOM in the Header section) and have sold within the last 6 months Nine of those sold BELOW 90%.

To name a few HVAC for unit 1 is 20 years old and could not fully inspect the heat, the pipe to the sewer has completely dropped and is not connected, in basement the window header, subflooring and joists are damaged from termite activity, and their needs to be some tuckpointing and masonry work done for the exterior brick.
