@George Kopp I have not seen anyone mention, or any consideration of alternative privacy options than blinds.There is some amazing items, for very cheap, that a person can find online now that is rather easy to apply to glass that can make it obscure, obscure with patterns, recreate stained glass that's obscure, prismatic to make some rather cool light affects.

Andrey, rates have been moving no doubt, but still this is pretty cheap money - In some markets to help encourage your portfolio growth you may want to consider forgoing the cash-flow and accelerating your amortization schedule, this will keep your rate a little lower and also will lessen the dilution of the rate while maintaining a decent present cash flow.

In any case,  a home with at least a 200 amp service would be a minimum,  when we are talking about having 2 kitchens,  and 2 heating systems  (often the easiest way to go with the ADU heating is electric baseboard,  though maybe a heat pump is an more desireable option now)  though having natural gas service might lessen that need.The electric panel, water shutoffs,  and some other utilities might need to be in common areas of the house both you and the adu resident can access.

Payment Schedule can be as following example: 10% upon scheduling / start (less 5% retention) 25% when 1/3 of work is complete (less 5% retention) 25% when 2/3 of work is complete (less 5% retention) 25% when 3/3 of work is complete (less 5% retention) 15% (Pay the retention) - upon final inspection **As a 1/3 is completed you pay 1/3 (less retention)**The less checks you have to write - the betterA written agreement for payment schedule lessens the chance of them asking for a check every week, they know how they will have to manage their payments, and so will you.
