So, if this tenant is going to do stuff legit I would want them to do all this stuff through the city, permit it and then have a contractor that I select do the work, and have an agreement they pay for it and pay for it to be converted back when they move out.

PROBLEM:Year 2014- The 2nd lien Note  was never paid and the lender did not take any actions to enforce their rights for many years.The Wells Fargo 1st lien eventually PAID OFF IN FULL (thereby sliding the non collected 2nd Mortgage lien into a PRIORITY lien Position)in 2014 the property was purchased and was transferred again.

If I started with seller financing and built some equity after 2-3 years, then I imagine a second step could be using a hard money loan to do a BRRRR project, and eventually refinance into a DSCR loan if the numbers allow it.My Main QuestionGiven that I currently have:No job, very limited-to-no savings, some debt, no personal reserves, would this path make sense for someone in my situation?
