Cold calling is very dependent on the script, the list, and how well the caller can actually hold a conversation.What I have seen work better for many investors is hiring one VA directly through platforms like OnlineJobs or Upwork, training them on your exact process, and then tracking simple metrics like dials, conversations, and leads.

We used this to develop a simple process that screens out about half of the fake ESAs.1) If the resident says they have an ESA, tell them they have to provide legally-compliant evidence that they are ESAs2) If the evidence they give you is from a licensed health professional, and they are licensed in your state or the state from which the resident is moving, and the letter indicates a need for an ESA and their relationship more than a one-time telehealth interaction, you basically have to accept it.3) We sometimes have to ask for clarification or more information but never give them enough information to figure out everything listed in #24) If they cannot provide such evidence, we have a simple letter noting that their evidence was insufficient.

The idea is simple: you enter an address, and it pulls together all the publicly available data you'd normally spend 2-3 hours assembling across 10+ tabs: property details, tax assessment data, FEMA flood zone, demographics, crime stats, walk score, school ratings, rent comps from listing aggregators, and actual city permit records (+cross-referenced against the broker's capex claims when available).I ran a prototype on a real deal currently listed in Denton, TX, a 16-unit near UNT listed at $1.89mm with possible owner financing.

My plan isn’t to rush things — I’m thinking long term and would like to slowly build a portfolio over time, maybe picking up a property every few years and holding them.Ultimately, my goals are pretty simple:• build a solid portfolio of long-term rentals• create financial independence for my family• learn from people who have already done this• avoid the big mistakes early onI’m here to learn, connect with other investors (especially anyone in the Phoenix area for coffee or something), and surround myself with people who are better at this than I am.Looking forward to learning from you all.
