I've explored this in another market but with tiny homes.

CORRECT, divorce and death makes up a very tiny volume of total home sale listings. 

So, if city council decrees we have to do these things for the "little people" they need to be reminded when the "little people" can no longer afford to live anywhere except tiny little apartments where the law largely doesn't apply that they only have themselves to blame.I am with those of you that cited the fact that city council members are completely devoid of even a basic understanding of economics and finance.

And I was very choosy to buy in neighborhoods of new builds that were not saturated with investors I paid more and they were not as cash flow gifted as others who were focused on cash flow my main goal was Go Zone and then when i went to exit 10 years later I could actually sell them easy on the MLS to owner occs and made a little bit of appreciation while my cash flow was neutral to maybe tiny positive but i saved close to 500k plus in personal income tax over the course of 3 years buying them before go zone expired..  

I can say, it has taken me many hours of reading through posts and searching just for the right subject to see that one tiny nugget of knowledge that sparks a creative way or angle to make my life easier in real estate. 

Success is a combination of failures, personal strengths, self-awareness of personal weakness, and a million failures combine with tiny little successes mixed in.

That tiny area can be done for well under $10k. 

For example, strategies best suited in Rome in my opinion are:- Land / Farm- New construction (build to rent, tiny home STR's, or even development)- Self storage- Manufacturing / industrial CRE

Values have definitely gone up but the rental market has not quite caught up.But yes, at 5% down, my margin is tiny.
