Is this a reasonable plan?

,Congrats on making a good decision in the first place to keep this condo as a rental.I have worked with a number of investors in your situation, who have one unit and are wanting to grow a portfolio. 

We’re not looking for perfection, just practical risk mitigation that courts and insurers actually honor.Would appreciate hearing from anyone who has dealt with real claims, not just underwriting conversations.A proper answer this would take way too long to type out and also will vary from state to state.The easy one: Sewer & Septic back up is an available coverage but not from all carriers.

I currently have approximately $70,000 in capital that I’m looking to invest and leverage in a smart way.

The lower entry prices and reduced competition definitely make it easier to acquire properties without overpaying.At this stage, however, my primary goal with house hacking is to remain local within Bergen and Passaic County so I can owner-occupy, closely manage the renovation, and build equity while living in the property.

One thing I’d add is that campgrounds and RV resorts fit this same framework, just at a different capital and risk profile.

While it doesn't really teach you how to invest in real estate, it provides a foundational logic as to why one would invest in real estate.
