I have a CPA I work with who I’m sure will sort all of it out, just didn’t want to do something if it would cause a huge tax headache later.Do you know if you convert a STR to a LTR after a cost seg, will it cause a large repayment of taxes (I’m doing the cost segs to lower my W2 tax rate).

There is info available on that.So, the initial numbers look something like this: $235,000 ARV, Here is a house for our exampleIt usually takes a beginner 6 months from buying the house, rehabbing, and then selling & closing, to getting your money.SELL: It assumes you are putting 20% down on a purchase price that is 65% of what you will eventually sell it for, with a Net Profit of $22,981 if you flip & sellRENT: Your monthly mortgage cost is $1,302 and Rentometer says it should rent for $1,500 - a $200 a month difference.

I get the auto responder MLS feeds for about 15 markets I fund deals in and you are seeing a lot of price drops so its happening in real time not a crash but for sure prices are being lowered to spark buyers and convert to contracts.

Color me cynical but For some reason I don’t think the early offerings of fractional ownership utilizing block chain technology will be any different.Now to clarify - I do think blockchain fractionalized interests will eventually become the default ownership mechanism replacing the current Byzantine recorded records in 5,000 different jurisdictions that we now have.
