For longterm rentals, some things to know are, how to calculate affordability of an area (a function of median income, interest rate, median home price), look at migration patterns (are people moving into or out of an area, what are the trends), business climate (are businesses moving to the area or out, what type of industries, income level, etc), rental amounts,  that's all I can think of at the moment.I wish I would've known more about evaluating markets when I bought my first few properties. 2 of the first rentals I bought, went absolutely no where when I finally sold them about 17 years after I bought them.

There was one lock he couldn't get, which didn't have teeth, it had a pattern on the inside of the key like some car keys.I also  should have clarified that any lock installed should be ANSI Grade 1.

See if/when that meter moves to see if there is anything you can learn from that.  70,000 gallons as you said that meter has to be moving daily or every other day and maybe there is a pattern that will help you figure it out?

I'd be happy with a second cat, charge another $25 bucks and have tenants forever.We have been pet friendly for over ten years, I think our pet rents alone are well over $1,000 a month and I do not see a pattern of negative impact on properties - some isolated issues yes and normally they are very willing to pay for it, but kids are way worse than pets.

And as long as I can get a decent cash on cash ROI then I'm in a good holding pattern until the market turns and I can once again buy high caps and compress them myself.But that's just me.
