I can call Jessica from the courthouse and have coverage in place before the locksmith meets me at the property to change the locks.  

A locksmith doesn't need keys ...

You can't worry that they pay a locksmith vs. a handyman.

It could be a painter, locksmith, etc.The contractor was nice enough to diagnose over the phone for free.  

Locksmith forced it open and replaced the lock, but in LA there is no requirement for locksmiths to check for legal right to occupancy before replacing a lock.

If the key has been changed, then a locksmith will open it and the charges passed on to the tenant. 

No need for contractors or locksmiths so you can do it immeidately yourself. 

If she cannot find a new place by then, sheriff will give her a 24-hours from 9/30, then sheriff lock her out from the property, you hire a locksmith to change the lock, then sheriff will post a big yellow tape at the door that “no body can enter”, and she will just sleep in her car or sleep on the street until she/her social worker can find her a new place.  

I can see properties where I know all of the title issues up front, I know what the inside looks like, I don't have to sweat out an auction or hire locksmiths and eviction companies.  

This way we can easily set new pins for new tenants, don't have to call locksmiths, can create pins for handymen/cleaners, etc2.
