Once the caller's information is captured, I can monetize it in any number of ways.

If you spend too much time running around making offers before you know if there is a way to monetize a potential purchase, you will be missing leads from truly motivated sellers.

Know what your end strategies will be so you will know if you will be able to monetize. 

I suggest you do the marketing, bring a solid deal to an active investor who will use his/her knowledge, skills, competence and contacts to monetize the deal after you've agreed to an acceptable split.  

By the end of month 5, I would expect to see a minimum of one deal done and 3 other leads monetized in some sort of way.

If the asset (the real estate) is otherwise a property that someone would desire, you might be able to monetize it despite having deficient title. 

Selling a house at a discount is also necessary to monetize quickly because the asset is illiquid.  

Just curious how you acquired the road since I have seen several for sale in auctions and wondered how to monetize.

That's called monetizing debt and it leads to instability, more inflation, and all around bad times. 

I am by far the youngest, the other 3 partners are either retired or nearing retirement age which is why I brought up a buyout with one of them.Perhaps the next investment would be to monetize one of the other lots...new multifamily build, storage, etc.I will continue to work with local realtors and hopefully build a network of investors with the same goals locally.triplex
