@Kang-Li ChengI cannot comment on this specific company but we buy loans from similar companies (both performing and non performing) and I Can say the consistent component to these companies is they are horrible at underwriting and write loans to collect the points / fees but many of the loans we see we cannot believe they gave that person a loan.I am curious what types of returns they targeted as the invest in one asset model to me is very risky.

They value how it is to live in a home over the infrastructure and mechanical components.

Engage professionals to inspect major components such as the roof, plumbing (including sewer lines), foundation, drainage, electrical systems, HVAC, chillers, boilers, termites, exterior walls, balconies, stairs, rails, and concrete.

A mini split air conditioner has indoor and outdoor components, but it takes up a lot less space than traditional HVAC.

Good home, location, and screening net a good tenant.Maintenance is easy because of access, but perhaps more frequent with cheap components (that we upgrade).

In your structure think of these two components as separate functions even if the same person (you) is doing both.Here is the most simple structure (freshman class):  You do the work, a friend invests all of the money.

While it does not have the tour component, it does allow for quick spherical panorama photos where you can see every wall, ceiling and floor.
