I'd also want the operator to have a favorable track record in general but also with that specific property type, plan and MSA.It's good to know that the operator is making a significant capital contribution of their own, and not just dumping their acquisition fee into it and calling it good enough.

The property you should focus on is one that needs improvements and upgrades but is still good enough to pass a VA appraisal inspection.

Set a buy box with property type, neighborhoods, and rough price/rent ranges—good enough, not perfect.Build your core four this week (agent, lender, PM, contractor if needed).

There are plenty of solid Detroit homes in good-enough neighborhoods that will provide decent cashflow, but I'm guessing those aren't the homes you chose to include in this portfolio. 

I think that is good enough if you can't move it into a LLC.
