I have done this, and I find that these posts contain many statements that are libelous per se and in my opinion give cause for a lawsuit against both all these persons.

Most operators are very friendly and like to help others.In my local market we do se a slow down in the winters so it might not be the optimal time but it may be different since Texas attracts a lot of people that want to escape the winter.

Not high crime, per se, but definitely the neighborhoods that feed into "fine" schools. 

Markets like Akron & Canton, OH and Columbus, GA (although SE) are especially solid right now with turnkey options and motivated sellers offering incentives.

For flips, use an S Corporation to reduce SE taxes.

There are assuredly more cost-efficient times to start your portfolio, but there's no right time per se.
