It may take a few years but you're only 15 years old, it'll be great way to build sweat equity. 

It takes a lot of sweat equity to make up for lack of capital in order to keep the REI momentum going.I am always weary of posts that could lead a newer investor down a risky path.

You make a very valid point but sometimes we work with what we got and all I need is a partner rather than an investor and my only contribution is sweat equity. 

Fortunately, I was able to formulate an agreement that the existing neighbor agreed to - sweating bullets because the sale depended on his cooperation- and that the bank/buyer agreed to.  

It sounds like your cousin will be the one putting down the money and you will justify your ownership interest by sweat equity.

Sweat equity.

FX, Crypto, Flipping Houses, Sub2, Gold and Silver, Rare Earth Metals, Day Trading, Bernie Madoff, Vending Machines, Car Washes, Amway, any MLM.....whatever the dream of the day is.In all of them, you can make money, you can get rich, but almost always it takes a lot of hard work, blood, sweat, tears, missed holidays, working on weekends, money, risk, stress.

Or should i go the old fashion route, networking with people in my area and trying to get some sweat equity deals going that way. 

I wouldn't sweat it.
