All of my apartment complexes are in Macon, Ga where I see double digit COC returns, but they do take tougher skin to deal with the property/tenants.

i personally have 7 digit debt on 36k income,  and I am doing better than all of my friends, some  HOLD peeps will understand.     

Walla Walla doesn’t provide the excitement of Seattle property prices rising by double digits, but you also don’t see housing prices crash because a tech giant decides they want to leave the area, citing insane real estate prices. 

While we always want positive cash flow, IMO JAX is an appreciating market so we accept the fact that with new construction initial ROIs won't be double-digits.

However, it does demand solid digital marketing expertise to see positive results.

It depends on your end goals but I assume the interest is in the double digits? 

You never hand money to anyone, especially not with four or more digits attached, without paperwork.

I ask because I can see a scenario where we go back into the double digits and am contemplating how to proceed. for me I was not in income property..
