Those that invest in whatever is the current flavor at the bottom of a cycle and ride the wave up to 1031 into something else OR investors they enjoy a particular asset class and want to stick with that no matter the cycle.

That In my opinion is the best thing for $40K of investment. 3) REIT can come in many flavors and I would be very careful about them considering huge commercial big box stores are taking it on the nose right now and many REITs are heavily vested in that type of asset.

You can't fund until you have a deal, but once you have a deal it's too late to find funds...What you do is line up the funding: get a private investor or bank that agrees to a flavor of deal. i.e.
