While we are definitely advocates for the Detroit market, many of the comments on this thread are correct when they say your own backyard is often a great place to start.

I figure moving my backyard at this stage in my life isn't too difficult, so I'll take the leap. 

I'd probably replace a fence and add a parking spot in the backyard which would be another $5k.
