The oragnization that do the handholding and support can lease the property.....if a wall gets bashed in (which I have not seen) the sponsor makes the repair!

Make no bones about it, this is being watched by other legislators (maybe from your state) and with the cumulative issues that exist in the real estate market/industry today (not to mention all the bashing in the media and growing public disdain), this could just take on a life of its own and spread like wild fire (to other state platforms)...Some of you might be reading this and say, "Scott's a lender and this is a self serving crusade from a self-important blowhard who sits at a table for one

Tell the tenant that it sucks that the pipe broke, but you can't afford to fix it unless they pay you.I am sure I will get bashed for this advice, but take it with a grain of salt.

So maybe some didn't understand but i already found out what I need to know.As far as the bashing on here this is why a lot of people stop posting on here because this is a site for advice not for people to bash or try and tear someone down that have plans and goals in motion.Thanks to everyone that gave great advice and if i would have know about that conference sooner surely would have went to network.

I'm not trying to bash the property would like to understand these deals.I'm in no means good at evaluating these deals so feel free to chime in.Rent = 7,400 mnth * 12 = 88,800 rental income / yr88,800 * .5 = 44,400.44,400/750,000 = 5.9% Cap.Assume 20% down 150k, 30 yrs, 6.5%. = 3,792 mnthly payments44,400 annual income - 45,508 debt service = -1,108 (loss in year 1)Hardly impressive.
