It wouldn't take much of a mistake from someone working on your property to accidentally cause thousands of dollars of damage to your and/or tenant's property or person, and most of them would not likely be able to pay out of pocket.

I'll add that we are likley to remain in a mostly stagflational real estate market with market volume down 20% or more and prices still creeping up (the latter specifically in the Midwest and the North East, the rest of the country sees prices softening slow, so they are just stagnant).Consumer confidence is also getting lower, both current and forward looking, which causes a lot of people just to sit tight.
