It definitely gives me more to think about in terms of how hands-on I want to be versus the potential tax benefits.

There are still properties that can meet this threshold with no problem, but they stand above most in terms of intrinsic value - amazing views, waterfront, superb location. 

I have had the most success in terms of time / deals closed with Driving for dollars. 

In terms of rent for 2025, I think HUD is on the lower side for 2BR in Exeter.

Along side that you have a big college and working professional demographic there as well with Yale being there so it might check those boxes for what your looking for in terms of demographic and proximity to New York. 

Throwing in what's on the market now throws it up to $243/sqft - all comparable houses (though some are more updated in terms of amenities).

Were there issues with odd city rules about the type of housing you are providing, in terms of too many non related in the same unit? 

In terms of partnerships and longer-term mentoring, I've only seen that work when someone had a deal, and what was in it for the other person was clear.  

At least in PA, Additional Interest is better than Additional Insured because it accomplishes the same thing in terms of notification that the policy is going to lapse, for example.
