Hi Elise,Thanks for the advice — yes, it helps.By “tenant-friendly,” I was also referring to things like the allowed percentage of rent increases per year, whether tenants can refuse owner entry for inspections or repairs, what qualifies as late rent payment, and situations where tenants damage the property but the owner has little recourse.These are issues I’ve experienced in tenant-friendly states like Maryland.

I also have no issue paying a professional for value, but for the love of God, do research on the people you take advice from. 

What percentage of your clients are turned down for a home loan based on credit issues?

Someone who doesn't know how to properly flush a toilet almost certainly has other issues going on inside the property.You may have a couple needy tenants who just need to live somewhere else when their lease expires.
