Hi Elise,Thanks for the advice — yes, it helps.By “tenant-friendly,” I was also referring to things like the allowed percentage of rent increases per year, whether tenants can refuse owner entry for inspections or repairs, what qualifies as late rent payment, and situations where tenants damage the property but the owner has little recourse.These are issues I’ve experienced in tenant-friendly states like Maryland.

New tenant is constantly late as well.2nd one has been late on and off but the issue there seems to a nosey neighbor.In both situations, we've had tons of interest and went with the best candidate based on credit, income, references etc.
