Good idea to leave a few things unfixed, in fact sometimes we actually leave some minor things (non-safety related) just to see if an inspector will catch them.

It can be a LOT more than 10k depending on a million different factors that you don't know at this stage (for instance, many foundation issues are caused by ground water issues that could cost you tens on tens of thousands to fix--or might be un-fixable in some scenarios).
