Unless you have boots on the ground working off-market deals or even the tax auction, I advise extreme caution.

The official welcome, I know you mentioned just poking around and researching the last few months, sounds like you have been doing some groundwork towards your wealth building goals on BP.

This book does a good job of laying out the ground work of living below your means, looking at lots of properties to learn what is reasonable, and buying properties that are selling at a discount to fmv.

As you know we are operating in Dallas and Houston and have laid the groundwork this year to open the 4th market in the 4th qtr and possibly a 5th market early next year.  

I was always behind the computer so I was doing most of the computer work while my partner was running around doing the boots on the ground work.

All told with groundwork, septic and water should be in to this about 20k for both spots.

So in order to get the best information and cover the most ground, working with a multifamily agent is my suggestion.  

This way, you’ll have laid the groundwork for a more meaningful dialogue later on.

I learned a ton of information in my four years at the Colorado State University school of Veterinary Medicine, but it pales to the practical and applicable information I gained with boots on the ground working with older and more experienced veterinarians on a daily basis.
