handwritten letters work the best, stick to the basics nothing to fancy it tells the seller its an actual person that toke the time to write the letter.

Sch E is for renting basic rooms, buildings, or apartments and only provide basic services such as utilities.....Schedule E even has 'vacation/short term rental' as a property type on the form.

So basically to conclude I'll say that I feel as if he is trying to get me to pay for stuff I didn't ask for such as the extra labor and materials for flooring when the contract had material and labor included already.

You can just ask them to customize it for you and provide it to you in Word if that's how you want it, though you probably won't want to change it too much (beyond the basics like address, rent amount, dates, etc). 

3) Lenders only offer to purchase properties for a minimum of $150,000.Basically I would like to know if these obstacles are accurate and if so how do I overcome them.

From what I see and I guess we wholesale but we close first then resell.. but for those that are basically acting like brokers..
