Probably what it boils down to is supply and demand and then to unpack that jobs, schools, amenities, weather, incomes, land limitations, future migration, path of progress, transportation, crime, demo growth etc.

As it stands now, the expenses seem a bit high relative to rents, so the goal would be to increase rents and adjust the offer price accordingly.Keep us posted on your progress

Depending on that cost, your cash flow might be low initially but your rent rates will grow as time progresses increasing your cash flow.
