You have not included any ongoing expenses associated with a rental business/property which is how you arrived at 600 positive instead of 600 negative cash flow.

If it looks like a good investment overall, you should be able to get an offer accepted and get in ot inspect during the contingency/due dilligence process (perhaps even needing to sign a waiver as mentioned above and wearing a mask).
