We gave her the partial refund as promised, moved-on and hoped never to hear from her again.BUT she recently emailed us on another property that we have for rent starting with with "You probably remember us, we really enjoyed working with you a few years ago although it didn't work out at the time, we have been really impressed with the quality properties that you have for rent and we would love to see.....".My response "Sorry but 1 bad experience is enough.

In the mean while, I'm saving my regular income which I would have been using to pay my regular monthly expenses.So by the time I go to buy the home I'll have enough "saved" to cover my DP and reserve requirements, I'll have used up all the funds from the personal loan and I'll have about $24k remaining balance on my personal loan (which I'll pay off with my reserves after closing on the home).Does this reasoning make sense to any of you lenders and would it be an accepted method of showing proof of funds?

But if someone pinned me down with a gun at this moment, I would say A property is high neighborhood, high desirability, B property is good quality working class neighborhoods, C property is lower middle class and fringe neighborhoods that are either just declining or are just coming back, D property is lower class property in undesirable areas but houses are still standing, and F is war zone material.
