After they are finally out I can take them to court again to try and collect my rent and any damages...Basically this process is a lot slower than I thought.

I would basically review the quotes, follow up with the subs via phone calls to make sure the scope is the same for all subs and what I was looking for.

I don't know exactly all the steps for each of the calculators, but I think you would get a lot of value by starting with some basic calculations and learning those first: Income, Cash Flow, Cash on Cash Return, Cap Rate...

@Marque A Clark no you can run a business as a "Sole Proprietor"  Basically that means your business is not legally separate from you.

I’m curious about your experience renting. you can...i basically just found a really responsible relative and convinced them to move into our upstairs apartment for the same rent they were paying at their old place. twice the size and much more beautiful. we figured it was best to charge less than market rent and have peace of mind with someone we knew to be responsible than to try to charge market rate and play russian roulette with tenants in the Bronx.

He wanted cash payment, but I said that I wanted proof that I paid him and that we had come to an agreement (to cover myself).He then called back saying he was going to talk to his attorney, because he felt he didn’t misrepresent his product and basically he wanted everything in cash and now I wanted “all this paperwork” (a receipt).
