@John Collins - I believe there are multiple factors effecting this all stemming from COVID.1) My understanding is that there's strict showing restrictions in place in NYC making it difficult to show and rent places.2) People are growing wary of cities, especially a city as dense as NYC with a subway system that's can function as a highly efficient way to transport disease. 3) If even 5-10% of people who can continue to work from home do so then why would they pay continue paying high rents when they can move 1-2 hours away and have a yard and somewhere to park?

I'm a novice, but there may be some experts who have a system that actually is functional in guaranteeing your property is managed well.

They can sometimes function the same but in actuality are different.
