You could theoretically create an LLC to provide property management functions on behalf of the 10 property portfolio and have a management contract between each property LLC and the management company where you will use management fees to cover the salary of the property managment staff member.

., you will need a brokerage account.Many brokerage firms will open "free" accounts (i.e. no setup fee, no maintenance fee), which will also come with checkbook access and the ability to wire funds out such that they function as a "hybrid" between a bank and/or brokerage account.If you are looking for names of banks that open bank accounts for Solo 401k plans, there are many banks where we have received positive feedback including Wells Fargo, Bank of America, PNC along with local banks and credit unions just to name a few.

That makes since- I’m getting the heater inspected next week- as far as reserves yes I have reserves or I wouldn’t be buying anything- I asked about the heat because I plan to purchase window units regardless and was wondering about their heating function as to skip dealing with a super tight crawl space-  but from you’re saying their heating components must be trash!

If you want to do your own property search off of mls (ie. not using a realtor) I would suggest finding a realtor site that has mls search functionality tied into their site.

. - I would love to take on value added opportunities so later can do a cash out to continue my investment journey, however, I have very little experience with renovation or have the vision how a property can turn into  a functioning and attractive asset ( architect connection or background needed) - No resource to off market deals, the good deals that's available on MLS usually are gone when they are just listed (I think I need a more connected and experienced real estate agent in the multi-family area)- I am looking for positive cash flow with these deals, but a few deals that  I have analyzed, all run negative cash flow.
