The selling agent is expecting 3% and will not or should not argue.

I had the money in the bank to cover it, but it took much longer than expected to get it ready to rent.

I bet that is going to take longer than you expect.

Most likely seller has unrealistic expectations and it will be hard to find common ground.

That’s not something a borrower would ever be expected to provide. 

They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint. 

The tax rate has not been announced yet, but depending on what part of the city the property is in, the property tax might be expected to go up quite a bit.
